We came away from that chat deeply impressed and I believe, based on the experience that followed, it was the most productive/important 30 minutes of our search. The very next day we reconvened and Josh took us house-to-house neighborhood-by-neighborhood through Mill Valley all the while giving us the full lay of the land and the important characteristics (balanced, including positive and negative) of each submarket. We had scoured Zillow, Redfin, Trulia etc. and thought we had seen all the current listings, were we wrong. With Josh's network and knowledge we were able to gather way more information and insight into the quality of public listings we had found and saw that there was a whole set of available homes which you will not find or see without his help. It really opened our eyes and amongst that hidden set we found our gem. By gem, I mean the house we loved is a diamond in the rough, and that's where negotiation and due diligence got really interesting. Josh helped us establish the fair market range for the house and then frame negotiations/tell our story to achieve a successful deal at the lowest possible price (super important in a market as competitive as Mill Valley/Southern Marin). Once we had the deal signed up, we had to go top to bottom on the home in due diligence and Josh coordinated the entire process to run smoothly, well within the time frame allowed, and to leave no stone unturned. He also provided a valuable third perspective during the negations and due diligence, continuing to show us other opportunities and make sure that we had indeed selected the right home for us. This is a critical point because many agents, once a deal is signed up just want to get to close and payday. Josh instead, kept coming back to us to make sure we were feeling good and that this was the right home for us and our family and future. He really demonstrated his commitment to getting us settled in the right spot. All-in-all, Josh's fully tailored high-service low-pressure approach combined with his deep understanding of the market and visibility into the range of opportunities on-market, off-market and upcoming makes him the first call anyone should make when looking in Marin. Fifth, while our house is on the lower-end of the price spectrum in Mill Valley, and Josh deals in much larger and more expensive properties, he never made us feel like we were anything but his most valuable clients.
